Minutes of 12/4/17
Board Attendees: Dave Luenzmann, President, Bob Mathis, Vice President, Anne de Ocejo, Secretary, Jodi Mansfield, Director, Dan Needham, Director, Jean Armstrong, Director, Mary McGowan, LCAM, Felix Despiau, and 5 unit owners.
Meeting was called to order by Dave Luenzmann at 1:00 pm.
A Quorum was confirmed.
Meeting Minutes of 10/23/17 were approved.
Kathy Thomas, Treasurer has resigned from the board for personal reasons. Dave moved to accept her resignation. Motion passed. Dave requested individual board members to send thanks for her work on the board.
James Brown, owner of JB Painting & Waterproofing, Inc. was present to answer board questions about his proposal to paint the buildings. He explained and passed photos of the scaffolding he would use. It was agreed that changes to the proposal would include that all previous painted surfaces would be included, such as the hurricane shutter boxes and roof pieces. If the caulking was to be included, he would replace all the caulking not just the damaged section. This is because he can’t offer his guarantee if only a portion is fixed. The proposal suggested two different paints, one with a 6-year guarantee and the other with a 10- year guarantee. He suggested to go with the 6-year guarantee paint because he really didn’t see a difference over the years. He also suggested we repaint the building on an 8 year cycle because we are on the water. The time frame he quoted would be 12 weeks with an extra 2 weeks for unexpected delays.
Paul Swiderski from Ace Enterprises, Inc. was present to answer board questions. The primary concern was the Teupen spider lifting equipment proposed for the project. He would need to build a base for the lift to be balanced on. Landscaping would be damaged and the slope near the pool may exceed the recommended maximum slope suggested by the manufacturer. He has no experience using the lift. Project would take 7-8 months.
Jodi moved that the board award the project to JB Painting & Waterproofing, Inc. with changes as discussed. The motion was passed. All options are to be included except the upgrade of the paint.
A unit owner expressed his concern about the age of the buildings and would like the capital improvements to be done. By the end of the year he would like a sparkling new building.
Jodi moved to accept the budget (as sent to all the owners) and approve it. It passed.
