BOARD OF DIRECTORS MEETING
April 4, 2016
Bob Cory called the meeting to order at 1:00 pm.
Board members in attendance were Bob Cory, Dave Yoder, Dave Luenzmann and Bob Mathis representing a quorum. There were several owners in attendance. Preferred Management Services was represented by Karen Hopkins and Michael Holowich.
The minutes of the March 7, 2016 Board meeting were approved.
Bob Cory opened the meeting by asking the Board members to review the sample pool rules provided. Many comments and suggestions were made regarding the wording. The Board refined and approved a draft. A final draft will be sent to the office to have a new sign made reflecting the changes. There will be 5 signs. Two signs outside the pool fence, two within the pool fence, and a single sign placed on the ocean side of the entrance coming from the walkover at the bottom of the steps. The signs will be located so that they can be easily seen before entering the pool deck and while on the pool deck.
The Board decided to hire a pool monitor at $10.00 per hour to monitor the pool area on the weekends during the daytime from Memorial Day to Labor Day. The monitor would enforce the pool rules and over-see the sign-in sheet.
PAINTING OF THE OCEAN SIDE OF THE BUILDINGS:
Bob Cory mentioned that they were considering painting the trim areas with a contrasting color during the upcoming painting project. He and Karen Hopkins stated that they have already presented the idea to the painting contractors and will obtain quotes for the cost of the additional work to be discussed at a later date. The board and the members present were in favor of the idea and would consider the change after a cost is determined. It was also agreed that the trim color would be darker than the building color if the work is approved.
COMMON AREA DOOR REPAIR:
Bob Cory and Karen Hopkins then presented the board with suggestion concerning the repair/refinishing of the common area doors. Karen Hopkins said that she has already engaged the services of a locksmith that will replace the springs in the doors where the handles do not return. She stated that (12) have already been repaired and the locksmith will return with (38) more. This service will save the cost of replacing the entire door handle mechanism. Also, there was a discussion about having Eddie Cook inspect the doors that are not opening and closing properly and determine a viable remedy.
Mike Holowich has met with (2) painting contractors concerning the refinishing of the corroded doors in the common areas. Both contractors have quoted $200-$400 to repair/refinish the corroded doors depending on severity of the corrosion. There are 115 common area doors on the property. This proposal was put on hold until we can determine a course of action regarding the repair of the doors so that they operate properly.
Karen Hopkins proposed replacing the landscape lighting and she will obtain quotes for this project. The board will consider this proposal in future meetings.
A comment was made regarding the completion of the painting of the walkover railing. Mike Holowich will follow up on this project and will complete the painting in the near future.
For the Men’s restroom remodel, a projected 2-3 week timeframe was discussed for completion.
There being no further business, a motion was made to adjourn the meeting at 2:26 pm
