BOARD OF DIRECTORS MEETING
MAY 4, 2015
Bob Cory called the meeting to order at 10:00am.
In attendance were Barbara Cooledge, Dave Luenzmann, Dave Yoder and Jeanne Kiley, representing a quorum, and Karen Hopkins representing Preferred Management Services.
The April 6, 2015 Board Minutes were approved.
PROPOSED METHOD FOR DOCUMENT REQUESTS:
The Board approved a procedure for requesting Association documents as recommended by the Jackson Law Group. The request for documents must be made in writing addressed to the Association and mailed or hand delivered to the management office (e-mails not accepted). If you wish any further information on this subject, please contact Karen Hopkins at 446-5574.
ELEVATOR MODERNIZATION PROPOSAL:
Discussion of this item has been scheduled for consideration at the Fall Budget Meeting.
REPLACEMENT OF COLLAPSED BALCONY CEILING:
The Board approved an expenditure of $6,650.00 to cover the cost of replacing the balcony ceiling in 1607. Tim Rippey is the contractor.
WATER LEAKS IN STORAGE UNITS:
Several storage units in both buildings have had water leaks; the problem may
be caused by clogged drains, improper ground slope (landscaping), insufficient waterproofing or all of the above. Karen will check on suppliers/contractors that have experience with waterproofing materials, our landscaper will evaluate the ground slope, while Eddie takes a look at the drains.
Stack valves in both buildings, which regulate and carry domestic water to each vertical stack of units (example 1107, 1207, 1307, etc.), need to be replaced. Karen will get estimates for replacement costs.
Due to recent burglaries within our community, and an owner’s request to consider changing the codes, the Board voted to change the elevator codes in each building, effective May 14, 2015. Karen will e-mail all owners with the new codes.
Effective immediately, Board Meetings will be scheduled for the first Monday of each month.
Work on the Ladies bathroom is near completion; the stall partitions, cabinet tops, lights and dehumidifier are all that remain to be done. Work on the Men’s bathroom will be delayed until after the Dunes Walkover work is completed.
The repair and painting of the Walkover is scheduled to begin in May to avoid the excessive heat and humidity of summer. Once completed, work will begin on the Men’s restroom.
The Association will receive $5,911.00 as part of a foreclosure on Unit #1405.
