BOARD OF DIRECTORS MEETING
SEPTEMBER 22, 2014
Bob Cory called the meeting to order at 1:06pm.
Dave Luenzmann, David Yoder and Jeanne Kiley were present representing a quorum; also present were Karen Hopkins and Lea Stokes representing Preferred Management Services. There were 8 guests.
The June 19, 2014 Board Minutes were approved.
Bob summarized our legal negations with ThyssenKrupp briefly covering their breach of contract suit in the amount of $70,818. Finally, a settlement was reached between both parties in the amount of $12,000. In additional, there were attorney fees of $10,500.
Our contract with Austin Landscaping expires on September 30, 2014 and will not be renewed. Earlier this year, Bob contacted Elias Corey of Corey Landscaping and asked for his recommendation on what steps could be taken to improve the landscaping around our buildings. Mr. Corey submitted a bid for $64,902 covering their landscaping services. Based on their current performance in other areas of our community, we are confident that under their management the landscaping around our buildings will be greatly enhanced. Dave Luenzmann made a motion to accept the bid; it was seconded by Jeanne and will be effective October 1, 2014. Some discussion followed on the need for upgraded lighting and the Board will discuss this at their next meeting.
RENOVATING OF POOL BATHROOMS:
These bathrooms need to be renovated but further discussion by the Board needs to take place to ensure that the space is properly upgraded and the upgrade is within budget.
RE-SURFACING OF POOL:
Additional information is needed before a decision can be reached on this item so it will be tabled until the next Board meeting.
PAINTING DUNE WALKOVER:
Painting and sealing the Dune Walkover will be scheduled and completed before the end of the year. Since this will require the closure of the dune walkover while the work is in progress, we will attempt to complete the job as quickly as possible in order to limit the inconvenience to those wishing access to the beach.
RULES ON PETS:
There are some new legal requirements dealing with these rules and further clarification is required before any changes can be voted on by our owners. The Board requested that Karen conduct an unofficial Straw Poll with our owners that will outline the new law changes governing pets.
Dog waste should be placed in the appropriate receptacle and not left on walkways. Our pet owners know where these receptacles are located and are asked to please ensure that waste is properly disposed of.
Several cracks have occurred in the concrete walkways, some hairline in nature but some larger which may cause a safety hazard. These will be taken care of.
The rental rule governing our condominium is once per year for at least one month.
Due to a minor problem with the service elevator in Building II, the elevator certificates were delayed until the problem was resolved. This has been addressed and the certificates will be in place shortly.
