BOARD MEETING JUNE 21, 2012
The meeting was called to order at 10:00am with a quorum of the Board.
Present were Tony Papandrea and Bob Cory & Barbara Cooledge were present via telephone. Karen Hopkins of Preferred Management Services was also present.
The minutes of the May 7, 2012 Board meeting were approved.
A presentation was made by Jay Hancock of the Brown Insurance Agency for the yearly renewal of our insurance on our buildings. Mr. Hancock’s premiums were based on last year’s appraisal values and will need to be updated. Items considered were the amount of coverage, deductibles, premium costs and financing.
A second presentation was made by our current agent, Joann Keenan of the Brown & Brown Insurance Agency. Again the above mentioned items were considered with different carriers then the ones discussed with Mr. Hancock.
The Board charged both of these agents to go back and make the changes that the Board suggested and come up with final proposals.
The Board voted unanimously to have Tony Papandrea select the insurance that best meets our needs considering price, deductibles and calendar year vs. per occurrence deductibles. Both agents will contact Karen by Monday, June 25, 2012 with their updates and she will pass along the information to Tony.
One of our owners appealed to the Board for a second opportunity at renting his unit. He had previously submitted a lease that was to run through August. His renters defaulted on the lease due to a family emergency. Our documents allow for owners to appeal to the Board under these conditions. The Board voted to give him one more opportunity to rent his condo in 2012.
There was a brief review of the steps being taken to remove invasive plants from our dunes with minimal cost to our owners. These plants must be removed to preserve the well-being of the dunes.
There being no further business to bring before the Board, the meeting adjourned at 11:45am.
