BOARD OF DIRECTORS MEETING
MAY 2, 2011
Tony Papandrea called the meeting to order at 1:00 p.m.
Barbara Coolege, Bob Cory, Jeanne Kiley and Dave Luenzman were present representing a quorum; also present were Lea Stokes and Karen Hopkins from Preferred Management Services. There were no guests.
The minutes of the April 4, 2011 Board of Directors meeting were approved.
PET RULES/CONDO SALES:
Due to our current “fifteen pound” pet rule, one of our owner’s was unable to complete the sale of their unit. Members of the Board met The Hammock Dunes Real Estate people to remind them of our pet policy. A letter from the President of the Board, reviewing our Rules & Regulations, will be sent to all of our owners along with a copy of the Annual Meeting Minutes which was held on March 7, 2011.
UPDATE ON POOL LEAK:
Two minor leaks were discovered on the pool deck and they will be corrected by our maintenance staff.
An audit was conducted by the firm of Sandy & Nelson, CPS to verify that our reserve fund meets State requirements. We were found to be in compliance.
Dunes Water System – a leak in the back-flow device will need either replacement of some parts or complete replacement. Karen will investigate to see which approach will best resolve the problem.
The removal of rusted patio balcony screws, and patching and painting of the affected areas, has been completed by Jose & Edgar. They did an outstanding job.
The hedges at the upper level driveway of Building II have been trimmed.
There being no further business to bring before the Board, the meeting adjourned at 2:05 p.m.
